Bellway Housing Trust

Bellway Housing Trust is a wholly owned subsidiary of Bellway p.l.c.

Bellway Housing Trust is not a Housing Association; it is an Affordable Housing Provider. It provides affordable home ownership generally without the need for social housing grant.

The Trust does however have two schemes, The Locks in Berkhamsted and Littlekeep Gate in Dorchester where grant input has been provided by the Homes and Communities Agency. These are the first two schemes in the country where a body, other than a Registered Social Landlord, has received grant and retained ownership.

Bellway Housing Trust Limited is a company limited by shares, company number 248760, registered office: Seaton Burn House, Dudley Lane, Seaton Burn, Newcastle upon Tyne NE13 6BE.

Where a mix of affordable tenures is required the Trust will work with Registered Social Landlords who will deliver the social rented and intermediate rented housing element.

Bellway Housing Trust does not pay dividends and will recycle subsidy to satisfy Government policy as set out in PPS3 and associated guidance.

 

  Operation

Bellway Housing Trust provides new homes for affordable home ownership in conjunction with Bellway Homes operating Divisions to satisfy planning policies and to discharge S106 obligations.

Bellway Housing Trust agrees an acceptable approach to the provision of affordable housing with the relevant local authority. Such criteria will then be included in a S106 agreement or planning conditions. If appropriate the Trust will enter into a nominations agreement.

Bellway Housing Trust requires its homes to be Tenure Blind. It will, therefore, adopt the same types and specification of homes used elsewhere on a site. Once a purchaser has been validated as meeting the agreed criteria the purchase process will be identical to that of any open market purchaser.
